Below is a list of our most frequently asked questions from our tenants:  

What are the qualifications to rent a home?
We require your income to be a minimum of 3-4 times the rent, depending on your existing monthly financial commitments.  Proof of income is required; please be prepared to submit copies of current  paycheck stubs or other income documentation.  We also require a consistent rental history with good references; we do not accept tenants with criminal history. Sometimes an owner may accept a tenant who does not meet all of the above requirements with an additional security deposit. For more information, please see our Application Instructions.

What is your pet policy?  
Some of our owners will accept pets and require an additional security deposit for each pet.  We do not accept Pit Bull Terriers, Rottweilers or any other aggressive breed of dog as a company policy.  Your lease will have a pet addendum which approves your pet.  If you would like to add a pet to your family which you did not have when you moved in, you must contact our office prior to doing so.  If an owner approves the pet, we will add the pet addendum to your lease and collect an additional security deposit. Please note: our leases have very stiff financial penalties which we enforce for not adhering to our pet policy.  

How do we request maintenance services?
All maintenance/repair requests must be in writing. There are several convenient ways of contacting us:

  • mail a request to our office
What do I do if I have an after hours emergency?
We have a team member on call 24/7, 365 days per year. Please call our main office, select option 1 from our voice-mail menu, leave your name, address, and a telephone number where you can be reached. Please repeat your contact telephone number twice. Our team member on call will be paged & return your call as soon as possible.  Non-emergency calls will be returned the next business day. 
 
I'm ready to move out - what are your procedures?
Please check your lease for notice requirements or call our office to find out what your notice requirements are. All notifications must be submitted in writing. Upon receipt of your notice we will send you the Move Out checklist of our procedures to ensure a smooth process. You can also download a move-out notice to send to your tenant coordinator, as well as a complete set of move-out instructions.

When will I receive my security deposit back?
You can expect your deposit back within 30 days of the end of your contract.
